7 Smart Ways to Reduce Your Home Loan Interest Cost

Small decisions on rate, tenure and prepayment can save several lakhs over the life of the loan.

  1. Negotiate the rate at sanction and on every reset. Existing customers often receive better offers when they ask with a competing quote in hand.
  2. Consider balance transfer when the spread is meaningful. Factor in processing fees and the remaining tenure before switching.
  3. Make part-prepayments when you have surplus. Even annual prepayments of a few months’ EMI reduce principal early and cut total interest sharply.
  4. Choose the shortest tenure you can comfortably afford. A longer tenure lowers EMI but dramatically increases total interest paid.
  5. Keep the loan floating only if you understand rate cycles. Fixed-rate periods can be useful for budgeting certainty in some cases.
  6. Use tax benefits fully (Section 24 and 80C where applicable). They improve effective cost but should not be the sole reason to borrow more.
  7. Avoid top-ups and unnecessary increases in loan amount. Borrow only what you need for the house; lifestyle top-ups destroy the economics.
